What these listings are

Properties on this site are offered by assignment of a purchase contract we hold with the owner. We are not the owner of record and are not real estate agents or brokers. Each property is sold as-is.

Do your own homework

Prices, after-repair values, repair estimates and property details are estimates made in good faith. They are not guarantees. Verify everything — condition, title, taxes, zoning, comparable sales — before you buy. Nothing here is legal, tax or financial advice.

Offers

An offer made on this site is not a contract. A deal is agreed only when an assignment agreement is signed by both sides and earnest money is received.

No circumvention or re-marketing

Everything we share about a deal — the address, photos, price, numbers, access details and anything else — is confidential and given to you only so you can decide whether to buy from us. You agree not to:

• re-market, re-advertise or post the property or its details anywhere, or wholesale, assign or “daisy-chain” it to anyone else;
• share the address, photos, price or other details with anyone other than your own partners, lender, attorney or contractor working on your purchase;
• contact the owner, occupants, their agents or family, or the title company or attorney on the file, to buy the property or the owner’s interest without us, now or after our contract ends.

Any of these interferes with our contract rights. We will pursue every remedy the law allows, including damages, recovery of lost fees, and court orders, and may report fraudulent conduct to the authorities. Breaking these terms also removes you from the buyer list.

Your buyer link

Approved buyers get a personal link that shows full addresses. It is tied to your account — please don't share it.

Messages
